01 / The Problem

Capital Is Ready.
Sites Are Not.

The AI infrastructure market is flush with capital and starved of conviction. Institutional investors, hyperscalers, and operators know they need powered land — they just can't underwrite what's being brought to them.

Developers and landowners with genuine power access, real acreage, and credible permits are still losing deals — not because their sites are wrong, but because they're presenting them in a language capital doesn't speak.

The gap isn't the site. It's the absence of a rigorous, standardized read on what the site actually is, what risks remain, and what milestones convert those risks into investable certainty.

  • 01 Developers under-communicate risk — capital fills the gap with their own assumptions
  • 02 Technical criteria are unstandardized — every conversation starts from scratch
  • 03 Permitting and utility timelines are unclear — investors can't sequence capital
  • 04 No one owns the conversion layer — the space between "promising site" and "fundable project"
  • 05 Cooling, water, and fiber constraints surface too late — after capital has already committed or walked
"The market doesn't need more sites. It needs a repeatable process for converting sites into capital-ready opportunities."
Data Center Readiness Engine — Founding Thesis

The result: deals that should close don't. Capital that's ready to deploy sits on the sideline. Developers with real assets lose to worse sites that are better packaged.

This is a solvable problem — but only with the right framework applied early enough to matter.

02 / What We Do

Six Ways We
Convert Sites.

01
Site Readiness Assessment
A structured evaluation of every dimension that determines whether a site can attract and close institutional capital. Power, infrastructure, environmental, permitting, and capital sequencing — scored and mapped.
02
Risk Identification & Quantification
We name every risk in a form capital understands — with probability estimates, cost ranges, and sequencing implications. The risks that aren't named are the ones that kill deals.
03
Development Roadmap
A sequenced milestone map from current state to capital-ready — showing exactly what must happen, in what order, at what cost, for the site to reach institutional closing.
04
Capital Stack Design
We structure the capital formation architecture — tranche sequencing, milestone triggers, return architecture, and LP/GP alignment — before the capital conversation begins.
05
Investor Positioning
We translate technical site reality into the financial language institutional investors require. Underwriteable conviction — not narrative. The pitch that actually closes capital.
06
Capital Introduction
Warm introductions to institutional capital, family offices, and infrastructure funds aligned to your site profile. We only make introductions we're prepared to stand behind.
03 / The Framework

Four Stages.
One Standard.

Stage 01
Site Intake & Initial Scoring
Rapid 48-hour assessment of site fundamentals — power status, acreage, location, preliminary utility engagement, and development stage. We determine whether to proceed to full assessment.
Stage 02
Full Readiness Assessment
Deep technical evaluation across all dimensions: power infrastructure and interconnection, fiber and connectivity, cooling and water access, environmental and permitting status, regulatory environment, and development feasibility.
Stage 03
Risk Conversion & Roadmap
We convert identified risks into a structured remediation roadmap — prioritized by capital impact, with cost and timeline estimates. Every milestone is mapped to its effect on capital readiness and valuation.
Stage 04
Capital Formation & Introduction
We structure the capital narrative and introduction strategy — matching site profile to appropriate capital sources, timing introductions to milestone achievement, and managing the capital conversation through to close.

04 / Who We Work With

Four Types
Of Principals.
One Problem.

Powered-Land Developers & Landowners
You have land, power access, and a development narrative. You've talked to capital and the conversations stall. We tell you exactly what's missing and build the materials that close the gap — or tell you honestly that the site isn't there yet.
Institutional Capital & Family Offices
You want AI infrastructure exposure but need early-stage diligence before committing to development risk. We provide independent site assessment, risk quantification, and capital sequencing — so you can make decisions from evidence, not narrative.
Data Center Operators & Hyperscalers
You need a pipeline of pre-qualified sites with standardized diligence. We screen sites before they reach your desk — power, fiber, cooling, permitting — and surface only what's worth your team's time.
Private Equity & Infrastructure Funds
You're evaluating early-stage powered land as part of a broader portfolio thesis. We provide the technical diligence layer — jurisdictional analysis, site scoring, development probability — that turns raw opportunity into underwritable conviction.
05 / Capital Partners

The Opportunity
Is Real. The
Diligence Problem
Is The Bottleneck.

We originate, assess, and structure AI infrastructure development opportunities before they reach the market. Capital partners get curated deal flow with institutional-grade site assessment already complete — so you're evaluating conviction, not starting the process of building it.

01
Curated Deal Flow
Every site we surface to capital has already passed our readiness framework. You're not seeing raw inventory — you're seeing scored, risk-mapped, gap-analyzed opportunity with the conversion work already done.
02
Diligence Already Complete
When we bring you a site, the assessment, risk map, development roadmap, and capital sequencing plan are ready. You evaluate on evidence. You don't rebuild the thesis from scratch on every opportunity.
03
Aligned Deal Architecture
We structure our economics into the deal — GP participation, arrangement fees, carried interest where appropriate. Our interests compound with yours over the duration of the project, not just the engagement.

As A Capital
Partner.
We maintain a private list of capital partners who receive deal flow directly. If your mandate fits, you'll hear from us when something qualifies. No obligation, no noise — just first look at pre-diligenced AI infrastructure opportunities.
Registrations are reviewed against active deal flow and mandate fit. We reach out directly when something aligns.
06 / About

John Wolf

John
Wolf
Founder
Data Center Readiness Engine

I operate at the intersection of capital formation, deal architecture, and human pattern recognition. My work spans private equity, venture capital, data center and digital infrastructure, real assets, and late-stage private transactions — typically in the $5M–$500M range.

The Data Center Readiness Engine emerged from a clear observation: the AI infrastructure buildout is producing an enormous volume of powered-land opportunity, but the conversion problem — from raw site to fundable project — remains unsolved. Most advisory in this space is either too technical or too financial. Nobody owns the translation layer between the two.

I built this practice to own that layer. We bring together infrastructure domain expertise, institutional capital relationships, and a rigorous scoring methodology to do one thing: turn site uncertainty into investable certainty.

I am selective about engagements. If I take on your site, I believe it can reach capital — or I will tell you directly why it cannot.
